Summerhouse planning and regulations across the UK
UK planning permission
In some areas of England, specific summerhouse regulations may apply. In some areas of England, permitted development may be restricted, so please always seek further clarification if your property is a listed building or is located in:

Protected Areas
World Heritage
Areas of Outstanding Natural Beauty (AONB)
National Park or the Broads.
Planning permission in Wales
Summerhouse regulations in Wales provide guidance from the Welsh Government, which specifically lists summerhouses as buildings that do not require planning permission in Part C of its ‘Planning: A guide for householders’.

Scottish planning permission
Similar rules and guidance for summerhouses are also available through the mygov.scot website, where there is more flexibility and planning permission is not required as long as your building is within 1m of a boundary. Further advice can be found in the publication Householders’ permitted development rights: Guidance updated 2021.
